I have mentioned here before the CICA law that was passed in Illinois in 2011 that changes some of the rules under which we operate. Because of this law we will be forced to pass a revised version of our CC&Rs (covenants, conditions, and restrictions) to bring our main governing document into compliance with the new law. Your legal committee has been working with our attorney to draft the document that will encompass all the needed changes as well as correct irregularities and mistakes in the current document.
Has this been expensive? You’re darn right it has, but there is no way to avoid the legal expense your state has made us incur and it is not over yet. We will have to mail the ballot to all property owners to receive the 50% plus one vote necessary to adopt the document and we will be forced to continue mailings until this is passed. It is not an option. It is the law and we must pass it.
